The Process
|

Initial Meeting & Quotation Produced
We will come out and meet with you at a time that is convenient
with you, to discuss your project requirements in detail. What do
you want the loft space for? Are there design features that are
important to you? We will explain what legislative requirements
have to be met like Party Wall Agreements, Council Plans Approval.
This visit is also important for us to establish certain elements
which will effect the quotation like checking if there are chimney
stacks and if they are in use by either you or your neighbour. It
is important for us to obtain as much information at this time as
possible in order that the quotation is accurate as possible. From
this we will supply you with a Fixed Price Quotation.
Contract Produced & Deposit Paid
Once you have decided to go ahead with us we will send you a
Contract detailing what is and is not included within the price.
This Contract is not a tick box affair as we cater each contract
to the client’s individual needs. Once we receive your signed
contract and deposit payment, you will be contacted by our
Building Surveyor in order that they can arrange an appointment
with you to carry out detailed measurements of your property. This
is required for us to produce the drawings.
Drawings
Produced
Once drawings are produced they are sent to you for approval and
any alterations can be made. Once Drawings are complete we will
submit them for Council Approval. ALL Loft Conversions
require BUILDING CONTROL APPROVAL (Do not let anyone tell
you differently). With regards to Planning permission, not all
Lofts require FULL PLANS APPROVAL, as due to recent
changes to legislation some lofts can be PERMITTED
DEVELOPMENT.

Party Wall Agreements
Once your plans are produced this is a good time to formally speak
to your neighbour(s) with regards to Party Wall Agreements. These
can be formal or informal and greatly depends on the relationship
you have with your neighbour.

Approvals Obtained & Project Scheduled
Once we have received the relevant approvals we will liaise with
you on the start date for your Project (This will also be dependant on
the Party Wall Agreement). We will then arrange a site visit with
yourself in order that we can take critical measurements for the
material ordering aspect of your Project. We can also answer any queries
you may have at this time. This is the time for you to start thinking
about those finishing touches.

Project Built
Project Build timescales can vary due to the size and
specification detailed, we will advise you of the estimated build
