The Build

Project Built
Project Build timescales can vary due to the size and
specification detailed, (Industry standard is 12 weeks) below is
an outline of the stages involved.

Crane Lift Day

Crane Lift Day is the day that we arrange for the structural
steels and the 1st Fix Materials to be lifted up to the
roof level. The Crane is used to assist with the placement of the
steels into the loft space as it will bear the weight of the
steels whilst they are being correctly positioned. |

1st Fix Stage |
This stage of the build
process is known as 1st Fix stage and involves
Carpentry, electrics, plumbing and roof works. During this stage
we will arrange for Building Control to visit site and carry out
the following 2 inspections:
1.
Steels Inspection:
This is the first visit and is made to ensure the steels are
correctly installed and conform to legislation. All our steels are
supplied fire rated direct from our supplier.
2. Insulation Inspection: This is the middles inspection to
ensure all the correct insulation is installed. These visits are
coordinated by us. This Inspection is when our 3rd
Stage Payment is due with our 4th Stage following
shortly afterwards. |

Plastering Stage |
On completion of the 1st
Fix Stage the project will be ready for plastering. We advise our
Clients to obtain any quotations for their ceramic tiling during
this time as shortly afterwards the bathroom will be ready for
tiling.

2nd Fix Stage |
This
is where all the finishing is carried out:
Carpentry 2nd fix - Doors fitted, architraves, skirting,
door furniture, (We offer a range for our clients to choose
from).
Electrics 2nd fix - This is where all the light switches
socket cover plates, lights, smoke and heat detectors are
installed.
Plumbing 2nd fix - Once the tiling is completed all the
sanitary ware is then installed.
Building Control also carries out their Final Inspection and will
sign off the works. (We forward the sign off certificate to you
with our guarantee documents). |

Completion |
At
the end of the works we will check with you that all snags are
completed and then the final payment is received by us. Once this
is received we will close your project on our system and issue out
to you the Guarantee Document, The Building Control Certificate
and also the Electrical Part P certificate.
Once all works are completed we will carry out a full inspection
with you to ensure any snags are dealt with. And on receipt of the
final payment we will forward to you our Guarantee document, along
with the Electrical Part P Certificate, Building Control Sign Off
Certificate, and any other relevant documentation.
